Air capacity is growing faster than passenger traffic

Despite 2.9% growth in available airline seats, air traffic into Washington, DC from global originations has declined 2.1% in the past year. There was a seasonal uptick in air traffic & schedules in March and April 2026; however, this gap shows the DC market is not saturated with inbound travel. Weather and spring holiday timing can impact YOY comparisons. Looking ahead, there may be impacts this spring and summer due to the conflicts in Iran and Israel and resulting price increases and/or travel disruptions.

Summer occupancy was pacing ahead, while ADR remained mixed

In Washington, DC, OTB hotel occupancy for this summer is pacing slightly over last year for Q2 and Q3, while OTB ADR is pacing under last year from April through June 2026. ADR gets a bump in July 2026, likely being driven by summer leisure travel, conventions, and the United States 250th Anniversary which peaks around the July 4th holiday. As of now, September 2026 OTB ADR is lower than last September.
